Myra Tenuman blends green design with urban lifestyle

Myra unveils Myra Tenuman, a RM1 bil township in Shah Alam, redefining suburban living with green design, premium homes, and RHB-backed financing.

Myra, the residential brand under Oriental Interest Berhad (OIB), has made its most ambitious move yet with the unveiling of Myra Tenuman, a 70-acre township in Alam Impian boasting a projected gross development value (GDV) of RM1 billion. This marks Myra’s final parcel in Alam Impian and reflects a transformative shift in how the developer is approaching township-scale, community-driven living.

“Myra Tenuman marks a deliberate step forward in how we think about the liveability of place and permanence,” said Akil Hassan, Chief of People and Growth at Myra. “In today’s market, homeowners are not merely looking for a house. Designed as more than a residential address, Myra Tenuman integrates premium landed homes, serviced apartments, commercial precincts, and carefully curated public spaces – all aimed at creating a seamless living experience rooted in connectivity, sustainability, and placemaking.

Kampung spirit reimagined

The township’s first phase – the Halaman collection – features 54 semi-detached homes and 16 bungalows, with a combined GDV of RM165.5 million. All units are freehold and individually titled, offering buyers long-term ownership and flexibility for customisation.

Conceived by Tangu Architecture, Halaman adopts the concept of a “Green Village Compound”, blending kampung-inspired values of openness and communal living with contemporary architecture and tropical design. The bungalows sit on land parcels ranging from 6,652 to 8,826 sq ft, with built-up sizes up to 3,982 sq ft and prices starting from RM3 million. Meanwhile, semi-detached homes come with lots between 4,166 and 7,535 sq ft, with built-ups of up to 3,376 sq ft, priced from RM2 million.

“Designing Halaman wasn’t just about form or function, it was about feeling,” said Hassan. “We asked ourselves how spaces could create a sense of belonging, of return. From the proportions of the living areas to how sunlight moves through the home, every detail is intended to quietly elevate everyday life.”

Pioneering financing with RHB

In a first-of-its-kind collaboration, Myra has teamed up with RHB Banking Group to introduce a bundled Home & Renovation Loan/Financing package, offering up to 120% financing of the SPA price or open market value. Up to 30% of the loan can be allocated specifically for renovations, enabling homeowners to personalise their homes with fittings, design upgrades, or structural enhancements.

“We recognise that today’s homebuyers aspire to create spaces that truly reflect their personal style and needs,” said Jeffrey Ng Eow Oo, Managing Director of Group Community Banking at RHB. “This pioneering partnership with Myra allows us to empower them with a seamless and flexible financial pathway to achieve this vision.”

The renovation financing portion will be disbursed progressively over 12 months, following full disbursement of the main home loan. Legal fees, valuation charges, and mortgage insurance or takaful are also covered under this package. While applicable initially to completed homes such as Myra Saujana Phase 4 (Sepang) and Myra Gardens Phases 2 and 3 (Sungai Buloh), the offering will also extend to Myra Tenuman upon completion.
