The highly anticipated Residensi Bukit Gelugor (Ideal Residency) has officially completed its first phase, offering 1,218 affordable housing units in Penang.
Developed by Perbadanan PR1MA Malaysia (PR1MA) in partnership with Ideal Capital Venture Sdn Bhd, this milestone was reached ahead of the initial target date of August 2025.
During the key handover ceremony, Housing and Local Government Minister Nga Kor Ming emphasised the significance of the project in addressing the housing needs of Penang residents.
“Residensi Bukit Gelugor is part of the government’s effort, through PR1MA, to create affordable and comfortable housing options for the people of Penang,” he said.
Modern living with community amenities
Residensi Bukit Gelugor offers modern and affordable homes, with each unit priced at RM300,000 for 850 square feet.
These homes feature three bedrooms, two bathrooms, a balcony, and high-speed internet access through fibre optics.
Designed for families and individuals alike, the units combine comfort with functionality, making them an ideal choice for first-time homebuyers.
In addition to the well-designed units, residents will benefit from a wide range of community facilities. These include:

- Jogging tracks
- Adult and children’s swimming pools

Residensi Bukit Gelugor: A milestone in affordable housing
The project, with a Gross Development Value (GDV) of over RM365 million, was awarded the Certificate of Completion and Compliance (CCC) on 22 August 2024.
As of 30 September 2024, 1,198 units have already been sold, reflecting the strong demand for affordable homes in the area.
Datuk Seri Haji Mohd Nazri bin Md. Shariff, Group Chief Executive Officer of PR1MA, expressed pride in the early completion of the project.
“We are extremely proud of delivering the first phase of Residensi Bukit Gelugor ahead of schedule.
This demonstrates PR1MA’s commitment to providing quality, affordable homes to Malaysians,” he said.
PR1MA, the leading affordable housing agency under the Ministry of Housing and Local Government, currently has 88 projects in various stages of development across Malaysia, representing 54,137 housing units.
Of these, 61 projects (41,321 units) have been completed, while 27 projects (12,816 units) are under construction or planning, including the second phase of Residensi Bukit Gelugor, which will offer an additional 1,632 units for Penang residents.
The completion of the first phase of Residensi Bukit Gelugor marks a significant step toward creating affordable housing solutions in Penang.
With its blend of modern living and community-focused amenities, the project is set to improve the quality of life for its residents and help build a sustainable, harmonious community.
