Sunway Ipoh Mall has secured tenants for 80% of its retail space, Sunway Malls said on 6 October. The RM1 billion mall is due to open in the fourth quarter of 2027.
Sunway first announced in August 2024. Since then, it has named its seven anchors and 25 brands.
Here is who has signed, what the mall will offer and what is still unclear.
Who has signed so far

Sunway has named seven anchors. They are Mr D.I.Y. Plus, Parkson Elite, Sunway Ice, Sunway Megalanes, Sunway Ipoh Exhibition Centre, Village Grocer and TGV Cinemas.
Six of the seven will make their Perak debut. TGV Cinemas completes the line-up.
In addition, 25 brands have confirmed. They include Muji, Uniqlo, Decathlon, Padini, JD Sports and Harvey Norman.
Business Today called Mr D.I.Y. Plus, TGV Cinemas, Parkson Elite and Village Grocer “key retail and lifestyle partners”.
Sunway Malls unveiled the tenants at a briefing on 6 October. Business Today also named a Padini concept store and BO Brands Outlet.
The mix leans towards play as well as shopping. Ice skating and bowling sit beside a grocer, a department store and a cinema. Together, the names cover food, fashion, sports and family fun.
The remaining 20% of the space is still open. Sunway has not said when it will fill it.
What Sunway mall will offer

The mall has 1.2 million sq ft of net lettable area across four floors. It will hold about 400 shops.
The mall will have Perak’s first ice-skating rink, a 36-lane bowling centre and sports facilities. It will also have an exhibition centre.
A 10-hall cinema with about 1,500 seats is planned too. A Gourmet Garden will offer indoor and outdoor dining.
It will sit in Sunway City Ipoh, next to Sunway Medical Centre and Lost World of Tambun.
Parking will have 2,950 bays and 100 electric vehicle charging bays. Public transport and shuttle services are still being explored.
Sunway has put more than the mall into the township. In 2024, founder Jeffrey Cheah said Sunway had invested RM2 billion in Sunway City Ipoh. He said it would commit another RM4 billion over the next decade.
Why Sunway is betting on Perak

Sunway Malls group managing director HC Chan made the case. “The state of Perak has yet to have a Tier 1 mall serving them,” he said.
He added that the firm’s research shows many Perak residents shop in the Klang Valley or Kuala Lumpur.
Sunway Malls runs 11 shopping centres and plans five more over three years. Its portfolio occupancy is 98%, the firm said.
Chan said Sunway Carnival Mall’s 2026 sales per square metre beat Sunway Pyramid’s. He used this to back the plan for Sunway Ipoh Mall.
The mall aims to serve about 2.5 million people in Perak. Ipoh already has malls such as Ipoh Parade. It has also courted visitors, with the Ipoh Coffee Vibes festival in September.
However, some figures differ. Our 2024 story cited over one million sq ft, 350 retail lots and 3,000 parking bays. Sunway now gives 1.2 million sq ft, 400 shops and 2,950 bays.
