Seremban 2 has reached a new milestone in its growth as a self-sustaining township. IJM Land has officially commenced the vacant possession handover for Phase 1 of Nexus, a commercial hub built to serve the expanding communities of S2 Heights and S2 Heights Aman.
The handover marks the completion of 166 freehold lifestyle shop offices across 21.42 acres, with a Gross Development Value of RM300 million.
The development builds directly on the momentum from IJM Land’s earlier handover of IKON @ Centrio in the township core. Together, both projects reflect the developer’s push to expand its commercial ecosystem across the wider Seremban 2 area.
What Nexus brings to Seremban 2

Phase 1 comprises 147 two-storey freehold lifestyle shop offices and 19 units with sub-basement car parks. Built-up sizes range from 3,455 sq ft to 10,559 sq ft, giving businesses room to grow. Notably, the project has achieved Provisional GreenRE Bronze certification, reflecting IJM Land’s commitment to sustainable development.
The units feature prominent frontages, generous display windows and modular interiors. Moreover, the master plan includes 7.5-foot-wide pedestrian walkways and 66-foot-wide internal roads — both wider than typical commercial developments. Selected units also come with dedicated sub-basement parking for operators and visitors.
As a result, Nexus can accommodate a broad mix of businesses. These include food and beverage outlets, cafés, wellness operators, enrichment centres, professional services and lifestyle businesses.
This variety supports activity throughout the week and strengthens the development’s role in the daily life of surrounding communities.
Built on real catchment demand

Datuk Chai Kian Soon, Chief Operating Officer of IJM Land, said the development responds directly to how Seremban 2 functions today.
“Commercial success is built on fundamentals that hold under real demand, sustained population growth and a clear role in daily life. Nexus sits exactly at this intersection. It gives businesses and purchasers a commercial asset grounded in real catchment strength and lasting appeal,” he said.
Furthermore, the numbers back this confidence. The overall Nexus master plan spans approximately 25 acres with a combined GDV of RM385 million across 207 units in total.
To date, the development has achieved an 85% take-up rate — a strong signal of buyer confidence in a freehold commercial asset within an established township.
For residents of S2 Heights and S2 Heights Aman, Nexus reduces the need to travel further for everyday essentials and lifestyle services. For businesses, meanwhile, it provides direct access to an established and growing residential market with consistent daily movement.
A freehold asset in a growing township

From an investment standpoint, Nexus carries clear fundamentals. As a freehold commercial property within Seremban 2, it benefits from an existing residential base, expanding surrounding neighbourhoods and strong daily demand. Its flexible unit sizes, prominent frontages and dedicated parking ensure practical appeal for both owner-occupiers and investors.
In addition, the continuous expansion of S2 Heights and S2 Heights Aman will drive demand for essential retail, dining, childcare and professional services over time. Seremban 2’s broader ecosystem — including established schools, healthcare facilities and recreational spaces — supports consistent footfall and sustained leasing interest.
“Nexus responds directly to how Seremban 2 lives, moves and grows. By bringing retail and services closer to expanding neighbourhoods, we are giving businesses and purchasers an asset positioned at the centre of a widening catchment,” Datuk Chai added.
A limited number of Bumiputera units remain available, presenting eligible buyers with an opportunity to enter a well-positioned freehold development at completion stage. As business operators begin planning fit-outs, Nexus is expected to strengthen daily convenience across S2 Heights, S2 Heights Aman and the wider Seremban 2 community.
